How Often Should You Replace Your Roof in Lubbock?

By material type
- 3-tab composition shingles (the cheapest asphalt option) — warrantied for 20-25 years; in Lubbock conditions usually need replacement at 15-18 years.
- Architectural / dimensional shingles — warrantied for 30 years; in Lubbock usually make it 22-27 years before they’re ready.
- Class 4 impact-resistant shingles — same lifespan as architectural, but they survive hail events that would total a regular roof. The insurance discount alone often justifies the upgrade.
- Standing-seam metal roofing — 40-50 years is realistic in West Texas conditions with proper installation.
- TPO commercial single-ply — 20-25 years on a quality install with proper drainage.
The variable that changes everything: hail
The above numbers assume a normal weather year. Lubbock doesn’t always get a normal weather year. A bad spring hail event can take 5-10 years off the life of any composition roof in a single afternoon. We’ve replaced roofs that were three years old because the storm did damage that the warranty didn’t cover. We’ve also seen 20-year-old roofs come through hail events with nothing more than minor cosmetic dings.

- Granules collecting in the gutters or in piles below downspouts
- Visible curling or cupping at the edges of shingles when you look across a slope
- Bald spots where granules have worn through to the asphalt mat
- Daylight visible from inside the attic at the ridge or in valleys
- Stains on interior ceilings, especially after storms
